Corkscrew Road east of I-75 has turned into one of the most active new-construction corridors in Southwest Florida. If you are shopping new in Estero, you are probably comparing Kingston, Verdana Village, The Place at Corkscrew, and Esplanade at Kingston. Here is how they stack up.

Kingston: the big one

Kingston is Cameratta’s largest project yet, roughly 7,600 acres on Corkscrew Road with more than 3,750 acres set aside for preserve. At full build-out it is approved for up to 10,000 residences plus shopping, dining, and a planned school. Model homes from Lennar, Pulte Homes, and Neal Communities opened in October 2026. Early phases are typically when buyers get the best lot selection.

Esplanade at Kingston: the amenity play

Taylor Morrison is building Esplanade at Kingston next door, with builder pricing from about $370K to $1.5M. It is a new-construction amenity community, and it is open to all ages, not age-restricted.

Verdana Village: proven and lived-in

Verdana Village is also a Cameratta community, with homes from Lennar and Pulte starting in the low $400s and total association fees of roughly $400–$500 per month. It is further along than Kingston, so you can see finished streets, amenities, and real neighbors before you buy.

The Place at Corkscrew: closer in, more established

The Place is the closest of the group to I-75, with 1,325 homes planned at build-out and prices from about $529K to $1.2M. There is no age restriction. Being closer in means a shorter drive to Coconut Point, the airport, and the interstate.

How to choose

  • Want the newest product and first pick of lots? Kingston or Esplanade at Kingston.
  • Want to see a finished community first? Verdana Village or The Place.
  • Commute matters most? The Place is closest to I-75.
  • Compare total monthly cost. HOA plus CDD plus insurance, not just the base price.
Important: bring your agent on your first visit to any builder sales center. Most builders will not let you add an agent after you register on your own, and the builder’s sales rep works for the builder.
