If you have been watching Estero home prices, you have probably noticed the market feels different than it did a few years ago. Here are the real numbers as of October 2026, and what they mean for you.
Estero by the numbers
- Median sale price: about $495,000 (trailing 12 months)
- Price per square foot: about $256
- Median days to go under contract: 68
- Sale price vs. original list price: about 92.7%
- Change from last year: about 5.8% lower
How Estero compares to its neighbors
Bonita Springs runs higher at a median of about $529,900 ($298 per square foot), and Naples higher still at about $600,000 ($325). Fort Myers sits around $345,000 ($202), Cape Coral around $379,000 ($221), and Lehigh Acres around $310,000 ($202). Estero lands in the middle: more expensive than Fort Myers, more affordable than Bonita and Naples, with a newer housing stock than most of the region.
Why prices softened
Inventory is the big story. In August 2026, Lee County had more than 6,000 single-family homes under $1M for sale, and they were sitting an average of about four months. Higher insurance costs and mortgage rates have also kept some buyers on the sidelines, and new construction on Corkscrew Road gives buyers plenty of alternatives to resale.
What it means if you are buying
You have negotiating power you did not have in 2021 or 2022. On homes that have sat 60 days or more, ask for closing costs, a rate buydown, or repairs. Compare resale against builder incentives, and always budget insurance and HOA fees before you fall in love with a house.
What it means if you are selling
Pricing right on day one matters more than ever. Sellers are averaging about 93% of their original list price, and the homes behind that number are the ones that started too high and chased the market down. A sharp launch price, great photos, and a real marketing plan still sell homes quickly in Estero.
