Wildcat Run: Arnold Palmer Golf and Big-Lot Living in the Heart of Estero

Tucked between Naples and Fort Myers along the Corkscrew corridor, Wildcat Run Golf & Country Club is one of Estero’s most established and quietly prestigious communities. Set across 514 acres of palms, pines, cypress preserves, and sparkling lakes, it offers something increasingly rare in Southwest Florida: privacy, mature landscaping, and some of the largest home sites in the entire Estero–Bonita Springs area.

If you want a true country-club lifestyle without the density of the newer mega-communities, Wildcat Run deserves a serious look. Here’s the full breakdown.

    Location & Setting

Wildcat Run sits off Corkscrew Road in Estero (33928), “tucked away in the middle of everything.” You’re minutes from Miromar Outlets, Coconut Point Mall, Hertz Arena, Florida Gulf Coast University, and I-75 — and only about 10 miles from Southwest Florida International Airport (RSW). Beaches in Bonita Springs and Fort Myers are roughly 20–25 minutes away.

It’s a gated, secure community with a guarded entry, and the area carries a very low crime profile relative to national averages — a frequent draw for seasonal residents and families alike.

    The Community at a Glance

    • Established: 1985
    • Total homes: Only ~450 doors across 514 acres — intentionally low density
    • Home types: Condominiums, coach/carriage homes, detached villas, and custom single-family estate homes
    • Signature feature: Oversized lots with wide golf course and lake views — widely considered the largest lots among gated golf communities in the Estero/Bonita area
    • Governance: Two bodies — the Master HOA (Wildcat Run Community Association) handles roads, gates, security, lakes, and common areas; the Country Club handles golf, dining, tennis, fitness, and social life

That low door count is the whole personality of the place: small enough to be friendly, large enough to stay active.

The Golf — An Arnold Palmer Signature Course

The centerpiece is an 18-hole, par-72 Arnold Palmer signature golf course, originally designed by Palmer in partnership with Ed Seay. Set among native palms, oaks, and cypress, the course offers six sets of tees ranging from about 4,342 to 6,912 yards — challenging from the back, forgiving from the front.

In 2023 the course completed a full renovation as part of an approximately $8 million amenity investment, along with an extensive practice-facility overhaul including a driving range with target greens and a putting green. For golfers, this is the draw: a renovated Palmer course with a community small enough that tee times stay reasonable.

    Amenities

Wildcat Run runs a true full-service country club experience:

    • 26,000 sq. ft. clubhouse with formal and casual dining
    • The Grill Room (the “19th hole”) with an outdoor dining terrace
    • Golf and tennis pro shops with locker rooms
    • 5 lighted Har-Tru clay tennis courts
    • Four pickleball courts (added November 2024)
    • Bocce
    • State-of-the-art fitness and wellness center
    • Archery range
    • An active social calendar and member events

    Real Estate & Current Pricing

Wildcat Run offers a wide spread of price points, which is part of what makes it accessible — you can enter as a seasonal condo buyer or buy a custom lakefront estate.

    • Condos / coach homes: roughly the $200s to high $500s
    • Single-family & estate homes: roughly the $500s up to $1.4M–$2M+ for premium lakefront and golf-view estates
    • Median sale price (trailing 12 months): approximately $875,000
    • Average days on market: around 150+ days — typical for a luxury golf community where buyers are specific

Because the lots are oversized, many single-family homes feature private pools, summer kitchens, paver lanais, and wide unobstructed water-and-fairway views — features that command a premium and hold value.

Market figures move constantly. For live numbers on a specific home type or street, reach out and I’ll pull current MLS data for you.

Membership & Fees (Important for Buyers)

This is the piece every Wildcat Run buyer needs to understand before writing an offer. Wildcat Run is a private, member-owned club, and at least one owner of every home must be a Social Member of the Country Club. That’s mandatory, not optional.

As an illustration of the structure (always verify current figures directly with the club before closing):

    • Social Membership (required for all owners): an initiation fee plus annual dues
    • Golf Membership (optional upgrade): a separate, higher initiation fee, annual golf dues, and a food & beverage minimum

In addition, the Master HOA charges its own assessment for community maintenance, gates, security, and common areas, and individual condo/coach-home associations may carry their own local fees.

The key takeaway: budget for both the HOA assessment and the mandatory club membership when you evaluate a Wildcat Run purchase. I help buyers get the exact current numbers in writing so there are no surprises.

    Schools

Wildcat Run families are generally zoned for (verify current zoning, as Lee County uses open enrollment):

    • Pinewoods Elementary School — one of the top-rated elementaries in Lee County
    • Three Oaks Middle School — strong marks in math, science, and English
    • Estero High School — career academies including culinary arts and digital design

Florida Gulf Coast University is just minutes away as well.

Who Wildcat Run Is Right For

    Wildcat Run is ideal for:

    • Golfers who want a renovated Arnold Palmer course without a years-long membership waitlist
    • Buyers who value space and privacy — the oversized lots are genuinely hard to match nearby
    • Seasonal and year-round residents who want a tight-knit, established club community rather than a sprawling new build
    • Buyers across budgets — from a turnkey condo to a custom lakefront estate

If you want brand-new construction and the lowest possible fees, a newer Corkscrew community may fit better. But if you want maturity, land, and a real country-club lifestyle, few places in Estero deliver it like Wildcat Run.

The Complete Guide to Bella Terra on Corkscrew in Estero, Florida — Homes, Amenities, Pricing & Everything You Need to Know

Looking for homes in Bella Terra? See prices, fees, amenities and current homes for sale on our Bella Terra community page →

If you’re looking for resort-style amenities, an unbeatable family-friendly layout, and some of the lowest HOA fees of any major community along the Corkscrew Road corridor, Bella Terra deserves a spot at the top of your list. As a local broker-owner who lives and works this market every day, I’ll walk you through everything you need to know before you buy or sell here.

    Where Is Bella Terra?

Bella Terra sits on Corkscrew Road in Estero, about 2.8 to 3 miles east of I-75 in Lee County. That location puts you minutes from Miromar Outlets, Coconut Point, Gulf Coast Town Center, Hertz Arena, Florida Gulf Coast University, and Southwest Florida International Airport (RSW) — roughly seven miles away. Naples and Fort Myers are both an easy drive.

The name means “beautiful land” in Italian, and the community lives up to it. A grand entrance with a central fountain and clock tower, wide sidewalks, and northern Italian-style architecture with stucco exteriors and barrel-tile roofs set the tone the moment you drive in.

    The Community at a Glance

Bella Terra was developed by US Homes / Lennar and built out from roughly 2004 to 2014. It’s a gated community spanning more than 800 acres, with around 1,900 residences. Nearly half of that acreage is dedicated to nature — about 20 lakes totaling over 100 acres, plus 400 acres of conservation preserves. That means waterfront and preserve homesites, abundant wildlife, and a peaceful setting that’s increasingly rare this close to the interstate.

The community is managed through the Habitat Community Development District (CDD), established in 2003, which maintains the roads, lakes, preserves, and stormwater system.

    Homes & Pricing

One of Bella Terra’s biggest strengths is variety. You’ll find condos, villas, townhomes, and single-family homes — which means there’s an entry point for nearly every buyer.

Here’s what the market looks like right now:

    • Condos: Entry-level units start in the low $300s (and the Barletta condo enclave has historically been the most affordable way into the community).
    • Single-family homes: Generally range from the $400s to the $800s depending on size, lot, and updates.
    • Recent market activity (trailing 12 months as of April 2026): Roughly 104 homes sold, with an average list price around $464,000 and an average sale price near $449,000 — a healthy 97% list-to-sale ratio at about $176 per square foot, averaging 154 days on market.

If you’re a buyer, that days-on-market figure tells you there’s room to negotiate on the right listing. If you’re a seller, pricing sharp and presenting well is what separates the homes that move from the ones that sit. That’s exactly where having the right agent matters.

    Amenities

This is where Bella Terra punches above its price point. The centerpiece is a 7,000 sq. ft. clubhouse with a fitness center and game room. Outside, you’ve got:

    • Resort-style pool with spa and waterfall, plus a separate ancillary pool for the condo section
    • Tennis and pickleball courts
    • Bocce, basketball, and beach volleyball
    • Multi-use ball fields (soccer, baseball, softball)
    • Inline skate park
    • Butterfly garden
    • Tot-lot playground and walking paths

It’s one of the most complete amenity packages in Estero, and it’s genuinely built for all ages — which is why the community draws families, active adults, and retirees alike.

    HOA Fees

Here’s the headline: Bella Terra is known for delivering big-community amenities without big-community fees. Because the lakes offer views but not direct boat access, owners avoid the higher costs that come with true waterfront communities. Fees vary by home type — single-family, villa, townhome, and condo each carry different dues — and depending on the product, fees typically bundle services like grounds maintenance, irrigation, recreation, and in some cases items like cable and internet. Always confirm the exact figure on the specific listing you’re considering, since it changes by section and home type.

    Schools

Bella Terra is zoned for well-regarded Lee County schools:

    • Pinewoods Elementary
    • Three Oaks Middle School
    • Estero High School — which offers an engineering academy and a medical program

Florida Gulf Coast University is just to the northwest, a major plus for families and investors alike.

Who Bella Terra Is Right For

Bella Terra is a fantastic fit if you want:

    • A true resort lifestyle at a reasonable price point
    • A family-friendly community with every sport and amenity imaginable
    • Flexibility in home type and budget
    • Low HOA fees relative to neighboring communities
    • A central Estero location with easy access to shopping, dining, beaches, and the airport

Thinking About Buying or Selling in Bella Terra?

I work this market every single day, and I’d be glad to help you find the right home in Bella Terra — or get top dollar for the one you’re selling. Reach out and let’s talk about what’s possible for you in today’s market.

If you’ve been looking at communities in Estero and The Place at Corkscrew keeps coming up in your search, there’s a good reason. This is one of the most amenity-loaded, lifestyle-driven communities in all of Southwest Florida — and it’s quickly become one of the most talked-about neighborhoods in the area.

I’m John Colin Simoneau, broker-owner here in Florida, and I put this guide together so you have everything you need in one place — whether you’re buying your first home, relocating to SWFL, looking for a seasonal residence, or thinking about listing a property in the community.

    Let’s break it all down.

Where Is The Place at Corkscrew?

The Place at Corkscrew is located in Estero, Florida, east of I-75 off Corkscrew Road. It sits in the heart of the rapidly growing Corkscrew Corridor, an area that has seen significant residential and commercial development over the last several years.

Despite being slightly further from the coast, the community is positioned for easy access to just about everything. You’re roughly 30 minutes from Fort Myers and the Gulf of Mexico, about 20 minutes from Southwest Florida International Airport (RSW), and within a short drive of Florida Gulf Coast University, Miromar Outlets, Gulf Coast Town Center, and Coconut Point Mall.

The Corkscrew Road corridor itself continues to expand with new retail, dining, and services — which means the convenience factor here only improves over time.

    Community Overview

The Place at Corkscrew is a gated, master-planned community developed by Cameratta Companies with a Southern Plantation architectural theme. The community will consist of 1,325 single-family homes at full build-out, with construction handled by two nationally recognized builders: Lennar and Pulte Homes.

The community has no age restrictions, making it a fit for young families, professionals, retirees, and everyone in between. That said, the sheer volume of resort-style amenities gives it a feel that rivals many 55+ active lifestyle communities — without limiting who can live there.

New construction at The Place at Corkscrew is now sold out, meaning all available homes are resales. This is actually a strong signal for buyers — it means the community is fully established, amenities are complete, and you’re buying into a proven neighborhood with an active, engaged resident base.

    Homes & Floor Plans

Two of the country’s largest homebuilders — Lennar and Pulte — built the homes at The Place at Corkscrew, offering a wide range of floor plans and configurations.

    Lennar Floor Plans

Lennar offered three collections at The Place at Corkscrew:

    • Executive Homes — One- and two-story designs ranging from approximately 1,677 to 3,357 sq ft. Three to five bedrooms with two- to three-car garages. Models include the Capri (1,677 sq ft), Venice (1,849 sq ft), Trevi (2,032 sq ft), Marsala (2,201 sq ft), Amalfi (2,529 sq ft), and Independence (3,357 sq ft).

    • Estate Homes — Grand floor plans from approximately 2,361 to 3,473 sq ft designed for upscale living with premium features and finishes.

    Pulte Floor Plans

Pulte offered 15 single-family home plans, including:

    • Marina — 1,674 sq ft, 3 BR / 2 BA, 2-car garage
    • Summerwood — 1,861 sq ft, 2 BR + Flex / 2 BA, 2-car + golf cart garage

    • Amberwood — 2,455–2,834 sq ft, 3 BR + Flex / 2.5 BA, 3-car garage
    • Creekview — 2,489 sq ft, 4 BR + Flex / 3 BA, 3-car garage
    • Citrus Grove — 2,830 sq ft, 4 BR + Flex / 2 BA, 2-story with game room
    • Sandhill — 3,172 sq ft, 4 BR + Flex / 2 BA, 2-story with game room
    • Vanderbilt — 3,300–3,607 sq ft, 4 BR + Flex / 2 BA, 2-story with loft
    • Winsford — 3,648–3,792 sq ft, 4 BR + Flex / 2 BA, media + game room
    • Heatherton — 4,242–4,842 sq ft, the largest plan in the community

Overall, homes in The Place at Corkscrew range from approximately 1,674 to over 4,800 sq ft of living space, with two- to three-car garages standard across all collections.

    Current Pricing

With new construction sold out, the resale market drives current pricing. Based on recent and active listings, homes in The Place at Corkscrew are generally listed in the range of approximately $529,000 to $1,225,000, depending on floor plan, lot location, upgrades, pool, and preserve or lake views.

Smaller models like the Capri and Venice tend to come in at the lower end of that range, while upgraded estate-sized homes with pools, spas, and premium lot positions push into the upper range.

Many homes in the community feature significant builder upgrades — it’s common to see $50,000 to $200,000+ in upgrades including custom landscaping, hardwired landscape lighting, extended lanais, pool and spa additions, and gourmet kitchen buildouts.

Amenities — This Is Where The Place Stands Out

This is where The Place at Corkscrew really separates itself from other communities in the area. The amenity package here is massive and rivals what you’d find at a high-end resort.

    Clubhouse & Dining

The centerpiece of the community is a state-of-the-art two-story clubhouse overlooking a large lake. Inside you’ll find:

    • The Barefoot Bar & Grill — A full-service restaurant with indoor and outdoor seating, sit-down dinner service, and a patio overlooking the water
    • The Bourbon Bar — A sophisticated lounge area for cocktails and socializing, featuring adults-only karaoke nights
    • Café & Coffee Bar — Morning espresso, hand-dipped ice cream, and a marketplace for quick bites
    • Business Center — Workspaces for remote professionals
    • Multipurpose Rooms — Event spaces for clubs, classes, and community gatherings

    Fitness & Wellness

    • Expansive two-story fitness center with modern equipment
    • Aerobics and dance studio with group classes including yoga and personal training
    • Day spa offering massages and aesthetic services
    • Tennis pro shop

    Pool & Water Features

    • Resort-style swimming pool with beach entry and rock waterfall features
    • 100-foot water slide — one of the signature amenities of the community
    • Splash park for kids
    • Spacious pool patio with fire pit areas and cabanas

    Sports & Recreation

    • Tennis courts
    • Pickleball courts
    • Bocce ball courts
    • Basketball court
    • Beach volleyball court
    • Dog park
    • Bike paths and walking trails through nature preserves

    Community Events & Social Life

The Place at Corkscrew has an extremely active social calendar. Residents enjoy food trucks, live music at the Barefoot Bar & Grille, bingo nights, music trivia, book clubs, seasonal golf cart parades, card games, and regular community gatherings. This is a neighborhood where people genuinely know their neighbors and stay engaged.

    HOA, CDD & Fees

The Place at Corkscrew operates with a CDD (Community Development District), which is common in newer Florida communities. The CDD was used to finance infrastructure during development, which helped keep initial home prices lower since those costs weren’t bundled into the purchase price.

The community is marketed as having low HOA fees, and lawn care is included in the fees — a significant convenience for homeowners who don’t want to deal with yard maintenance.

The community is also located outside of a flood zone, which means homeowners can typically avoid the cost of flood insurance — a real savings in Southwest Florida.

    Schools

The Place at Corkscrew falls within the Lee County School District. Nearby public schools include:

    • Pinewoods Elementary School (Grades K–5) — Rated A-minus by Niche
    • Three Oaks Middle School (Grades 6–8) — Rated B-plus by Niche
    • Estero High School (Grades 9–12) — Rated B by Niche, offers the prestigious Cambridge/AICE program

Lee County also offers school choice, so eligible students can apply to attend schools outside their geographic zone. Florida Gulf Coast University (FGCU) is approximately 8 miles away for families with college-age students.

    Location & Nearby Conveniences

One of the biggest advantages of The Place at Corkscrew is its location along the booming Corkscrew Corridor with quick access to I-75.

    • Shopping & Groceries: Publix, Winn-Dixie, ALDI, Walmart, Sam’s Club, Miromar Outlets, Gulf Coast Town Center, and Coconut Point Mall are all within a short drive.
    • Dining & Entertainment: The Corkscrew Road corridor and nearby I-75 interchange areas offer a growing selection of restaurants, bars, and entertainment. Coconut Point and Gulf Coast Town Center add even more options.
    • Healthcare: Multiple hospitals and medical facilities are nearby, including Lehigh Regional Medical Center, Gulf Coast Medical Center, Lee Memorial Hospital, and Cape Coral Hospital.
    • Airport: Southwest Florida International Airport (RSW) is approximately 20 minutes away.
    • Beaches: The Gulf of Mexico and Fort Myers Beach are roughly 30 minutes west.
    • Nature & Outdoor Activities: The community itself features nature preserves with walking and biking paths. Nearby attractions include the Calusa Nature Center and Planetarium, Koreshan State Historic Site, and Estero Community Park.

Who Is The Place at Corkscrew Best For?

This community works for a wide range of buyers:

    • Families — No age restrictions, strong school options, kid-friendly pool and splash park amenities
    • Remote professionals — Business center in the clubhouse, fiber internet with gigabit speeds, and a quiet community setting
    • Seasonal residents — Low-maintenance living with lawn care included, gated security, and a community that stays active year-round
    • Investors — Desirable location, strong amenity package, and resale demand in a sold-out community

    Final Thoughts

The Place at Corkscrew is one of those communities that genuinely delivers on the “resort-style living” promise. Between the on-site restaurant, the 100-foot water slide, the full-service spa, and the packed event calendar, this neighborhood offers a day-to-day lifestyle that most communities can’t match.

The fact that new construction is sold out is a strong indicator of demand. If you’re looking at resale opportunities here, the key is understanding which floor plans, lot positions, and upgrade packages give you the best value.

If you’re thinking about buying or selling in The Place at Corkscrew — or anywhere in Southwest Florida — I’d love to help you navigate it.

The Complete Guide to Verdana Village in Estero, Florida — New Construction, Amenities, Pricing & Everything You Need to Know

Looking for homes in Verdana Village? See prices, fees, amenities and current homes for sale on our Verdana Village community page →

If you have been looking at new communities in Estero and Verdana Village keeps coming up, you are not imagining things. This community is one of the fastest-growing and most talked-about developments in all of Southwest Florida right now, and for good reason.

I’m John Colin Simoneau, broker-owner here in Florida, and I put this guide together so you can walk in fully informed — whether you are buying your first home, relocating to SWFL, looking at new construction, evaluating it as an investment, or thinking about listing a home you already own in the community.

This is not a builder sales pitch. This is a real breakdown from a local broker who knows the Estero market inside and out.

    Where Is Verdana Village?

Verdana Village is located off Corkscrew Road in Estero, approximately six miles east of Interstate 75. The community sits between Fort Myers and Naples, which puts it in the sweet spot of Southwest Florida — close enough to everything without the congestion and price tags of coastal zip codes.

The address you will navigate to is 18389 Parksville Drive, Estero, FL 33928. From I-75, take the Corkscrew Road exit (Exit 123) and head east. You will pass Miromar Outlets and Coconut Point on your way in. The community entrance is on the south side of Corkscrew Road, just east of Old Corkscrew Golf Club.

The location gives you quick access to:

    • Miromar Outlets (5 minutes)
    • Coconut Point Mall (5 minutes)
    • Gulf Coast Town Center (10 minutes)
    • Southwest Florida International Airport (RSW) — 20 minutes
    • Barefoot Beach and Lovers Key — 25 to 30 minutes
    • Florida Gulf Coast University (FGCU) — 10 minutes
    • Downtown Fort Myers — 25 minutes
    • Downtown Naples — 30 minutes

If you work anywhere along the I-75 corridor between Naples and Fort Myers, this is one of the most centrally located communities you will find at this price point.

    The Developer and the Builders

Verdana Village is a master-planned community developed by Cameratta Companies, one of Southwest Florida’s most well-known land developers. Cameratta is responsible for the overall vision, the amenity campus, the commercial components, and the environmental preservation throughout the community’s 2,100-plus acres.

The homes themselves are built by two nationally recognized builders:

Lennar — Known as the “Everything’s Included” builder. Lennar homes come with most popular upgrades already baked into the base price — stainless steel appliances, quartz countertops, tile flooring, impact-rated windows and doors, and smart home prewiring. Lennar typically builds homes that are ready or near-ready for move-in, which makes them popular with buyers who do not want to wait through a full custom build timeline.

Pulte Homes — Pulte takes a more customizable approach. Their Life Tested floor plans are designed with flexibility in mind. You choose your lot, select your floor plan, and then personalize finishes and options. Pulte is known for quality construction and strong warranties, including an industry-leading 10-year structural warranty.

Both builders are publicly traded national companies with deep track records in Florida. Having two builders in the same community is actually a big advantage for buyers because it creates price competition and gives you more variety in floor plans, lot sizes, and pricing tiers.

    Home Styles and Floor Plans

Verdana Village offers exclusively single-family homes. There are no condos, townhomes, or high-rises here. The community is broken into multiple series based on lot size and home size:

Pulte’s Scenic Series — The smallest lots. Homes range from approximately 1,405 to 2,615 square feet. Two to five bedrooms. Two-car garages. This is where you will find the most affordable entry point into Verdana Village.

Pulte’s Distinctive Series — Mid-size lots. Homes range from approximately 1,670 to 3,416 square feet. Two to five bedrooms. Two to three-car garages.

Pulte’s Prestige Series — The largest Pulte lots. Homes range from approximately 2,808 to 5,363 square feet. Three to seven bedrooms. Three-car garages. The Stellar Grande is the flagship model at over 3,400 square feet.

Lennar’s Executive Series — Popular mid-range homes. Models include the Trevi (approximately 2,032 square feet, 4 bed / 3 bath), the Venice (approximately 1,849 square feet, 3 bed / 3 bath), and the Capri (approximately 1,707 square feet, 3 bed / 2 bath).

Lennar’s Manor Series — Larger homes including the Summerville II (approximately 2,444 square feet, 3 bed + den / 3 bath), the Amalfi (approximately 2,529 square feet, 4 bed / 3 bath), and the Richmond (approximately 2,805 square feet, 4 bed / 3 bath).

Lennar’s Estate Series — The largest Lennar homes in the community. These sit on the biggest lots and range from approximately 2,361 to 3,945 square feet. Estate homes come with the full slate of Lennar upgrades including larger baseboards, built-ins, and premium finishes.

Lennar’s Villa Series — A newer addition offering attached villa homes starting in the mid-$300s. These are smaller, lower-maintenance options with 2 bedrooms and approximately 1,400+ square feet.

Between both builders, there are well over 20 distinct floor plan options. Whether you need a two-bedroom lock-and-leave or a seven-bedroom multigenerational home, Verdana Village has something that fits.

Pricing — What Homes Actually Cost

New construction pricing from the builders currently starts in the low $400,000s for Pulte’s smaller Scenic Series models and Lennar’s Villa homes. Most homes in the community fall in the $500,000 to $800,000 range depending on floor plan, lot premium, and upgrades.

Lennar’s Estate homes and Pulte’s Prestige Series can reach into the $700,000s, $800,000s, and beyond with premium lots and customization.

Current active listings range from approximately $400,000 to over $1,400,000, with the highest-priced homes being fully upgraded estate models on premium water lots.

The key takeaway on pricing — Verdana Village offers one of the best value propositions in Estero when you factor in the amenity package, the gated community, new construction quality, and the location. Communities with comparable amenities in the area often start at $700,000 or higher.

HOA Fees and CDD — The Full Cost Breakdown

This is where a lot of buyers get confused, so let me break it down clearly.

Verdana Village has both an HOA fee and a CDD (Community Development District) assessment. They are two separate things.

Monthly HOA Fees vary depending on which neighborhood within Verdana Village your home is in:

    • Neighborhood 1 (original sections): Approximately $329 to $350 per month
    • Neighborhood 2 (newer sections): Approximately $353 to $385 per month

HOA fees are collected quarterly and cover master amenities access, common area landscape maintenance and irrigation, lake maintenance, staffed gate and vehicular access control, and professional property management.

CDD Assessment is collected annually on your property tax bill, not as a separate payment. CDD fees range from approximately $1,300 to $2,060 per year depending on your neighborhood and lot size. The CDD funds the infrastructure — roads, drainage, utilities, and community-wide improvements.

    One-Time Fees at Closing:

    • $1,500 capital contribution
    • $1,000 transfer fee

Annual Food and Beverage Minimum: $480 per year (collected as $40/month). This is spent at the on-site restaurants and cafe within the community. You are not paying extra — you are just committing to spend $40 per month on food and drink at your own community’s restaurants, which most residents exceed easily.

When you add it all up, a typical homeowner in Verdana Village is looking at roughly $400 to $500 per month in total recurring fees (HOA + CDD broken down monthly + F&B minimum). That is competitive for the level of amenities you are getting. Many comparable communities charge more and offer less.

The Amenities — This Is Where Verdana Village Separates Itself

This is the section that sells people. The amenity campus at Verdana Village is consistently ranked among the best in Southwest Florida, and once you see it, you will understand why.

The Main Amenity Center (East Village)

    • Resort-style zero-entry swimming pool with cabanas, daybeds, and water features
    • Oversized spa
    • Indoor full-size basketball court
    • Indoor pickleball courts — Verdana Village is one of the only communities in the entire state of Florida with indoor pickleball and tennis
    • Indoor tennis courts
    • Outdoor pickleball and tennis courts
    • Bocce ball courts
    • State-of-the-art fitness center
    • Movement and yoga studio
    • Pro shop
    • Playground
    • Dog park

    On-Site Dining

    • Full indoor/outdoor bar and restaurant
    • The Cafe — casual dining and coffee
    • Craft lounge

Having restaurants inside your community is a major lifestyle perk. You can walk or golf-cart to dinner without ever leaving the gates.

The West Village Amenity Center (Now Open)

    • Second resort-style pool and spa
    • Lap lanes for serious swimmers
    • Community room with catering kitchen
    • Outdoor pavilion
    • Recreational field

    The Shoppes at Verdana Village

Verdana Village also has a commercial component right at the entrance to the community. This includes a Publix grocery store, Dunkin’, The UPS Store, The Nail Spa, and additional retail space. You can handle your daily errands without leaving the neighborhood.

    Lifestyle Programming

A full-time lifestyle director plans regular events, social gatherings, fitness classes, and community activities. Whether you are a young family, a retiree, a seasonal resident, or somewhere in between, there is programming designed to keep you connected and active.

    Schools Serving Verdana Village

Verdana Village is zoned for Lee County public schools:

    • Elementary: Pinewoods Elementary (GreatSchools rating: 8/10) — approximately 7 miles
    • Middle: Three Oaks Middle School (GreatSchools rating: 5/10) — approximately 9 miles
    • High School: Estero High School — approximately 9 miles

The Lee County School District also offers school choice, which allows families to rank preferred schools within designated zones and apply for magnet programs or transfers.

For higher education, Florida Gulf Coast University (FGCU) is about 10 minutes away. Florida Southwestern College is also nearby. High school students can take advantage of dual enrollment programs at both institutions.

Several private and charter schools also serve the South Lee County area for families who prefer alternatives to public schooling.

    Who Lives in Verdana Village?

The community attracts a genuinely diverse mix of residents:

    • Young families drawn to the new construction, the playground, the schools, and the family-friendly programming
    • Retirees and empty nesters who want a maintenance-included lifestyle with resort amenities and social events
    • Snowbirds and seasonal residents who want a turnkey Florida home they can lock and leave
    • Remote workers who want a premium lifestyle in a lower-cost-of-living market
    • Investors who see the long-term value in a growing community with strong rental demand

The community is still actively building, which means you will see construction activity. But that also means you have the opportunity to get in at current pricing before the community is fully built out and prices reflect a mature, completed development.

    Investment Potential

From an investment standpoint, Verdana Village checks a lot of boxes:

Appreciation potential — You are buying into a community that is still being developed. As more homes are completed, the amenity campus matures, and the commercial component fills out, values tend to rise. Buyers who got into communities like The Brooks, Stoneybrook, and Pelican Sound early saw significant appreciation over time.

Rental demand — Southwest Florida’s rental market remains strong, especially for newer construction homes in gated communities with premium amenities. Verdana Village’s location near the airport, FGCU, and major employment corridors makes it attractive to both long-term and seasonal tenants.

Builder incentives — Builders periodically offer incentives including closing cost credits, rate buydowns, and upgrade packages. Working with a buyer’s agent (which costs you nothing — the builder pays the commission) ensures you know about every available incentive and have someone negotiating on your behalf.

Resale velocity — With 94 homes selling in the past year and a list-to-sale price ratio above 96 percent, homes in Verdana Village are moving. That kind of market activity tells you demand is real.

How Verdana Village Compares to Other Estero Communities

If you are considering Estero, you are probably also looking at some of these:

vs. Stoneybrook — Stoneybrook is an established golf community with lower price points and proven appreciation. Verdana Village offers newer construction, more modern amenities (especially the indoor sports complex), but comes at a slightly higher price point for comparable square footage.

vs. The Place at Corkscrew — Located right next door on Corkscrew Road. The Place offers a similar new construction vibe but is a smaller community with fewer amenities. Verdana Village’s amenity campus is significantly larger and more comprehensive.

vs. Corkscrew Shores — Another Corkscrew Road community. Corkscrew Shores is generally more affordable but has a smaller amenity package and fewer builder options.

vs. WildBlue — WildBlue is a premium community with higher price points and larger lots. If your budget is north of $700,000 and you want estate-style living, WildBlue is the step up. If you want the best amenity-to-dollar ratio, Verdana Village wins.

vs. The Brooks — An established luxury community with golf, multiple villages, and mature landscaping. Price points are higher and homes are older. Verdana Village gives you new construction and modern amenities at a lower entry point.

The bottom line — when you compare what you get for the money, Verdana Village is extremely hard to beat in the Estero market right now.

Tips for Buying in Verdana Village

If you are seriously considering Verdana Village, here is what I tell every buyer:

Use a buyer’s agent. It costs you nothing. The builder pays the agent’s commission. But having your own representation means someone is reviewing your contract, negotiating on your behalf, watching for red flags, and making sure you are not overpaying for lot premiums or unnecessary upgrades.

Visit both the Lennar and Pulte sales centers. They are separate operations with different floor plans, pricing, and incentive structures. Do not assume one is better than the other without seeing both.

Understand your CDD. The CDD is not an HOA fee. It is a tax assessment that funds infrastructure. It will appear on your annual property tax bill. Make sure your lender includes it in your monthly escrow calculation so there are no surprises.

Ask about current incentives. Both builders rotate incentive programs — sometimes it is closing cost assistance, sometimes it is rate buydowns, sometimes it is free upgrades. Incentives change monthly and are not always advertised publicly.

Check lot premiums. Not all lots are priced the same. Water views, preserve views, south-facing exposure, and corner lots all carry premiums. Make sure you understand the total cost before you commit — base price plus lot premium plus upgrades equals your real number.

Think long-term. The community is still being built. If you buy now, you are getting in at development-phase pricing. Five years from now when the community is fully built out with 2,000-plus homes and a mature amenity campus, pricing will look very different.

The Complete Guide to Stoneybrook in Estero, Florida — Homes, Golf, Amenities & Everything You Need to Know

Looking for homes in Stoneybrook? See prices, fees, amenities and current homes for sale on our Stoneybrook community page →

If you’ve been researching communities in Estero and Stoneybrook keeps showing up, there’s a reason. It’s one of the most well-rounded gated golf communities in all of Southwest Florida, and it delivers a lifestyle that rivals communities charging two and three times the fees.

I’m John Colin Simoneau, broker-owner here in Florida, and I put this guide together so you can walk in fully informed — whether you’re buying your first home, relocating to SWFL, looking for a seasonal residence, investing in a rental property, or thinking about listing a home in the community.

Here’s everything you need to know about Stoneybrook.

    What Is Stoneybrook?

Stoneybrook is a guard-gated golf course community of approximately 1,120 homes located in the heart of Estero, Florida. It sits just east of I-75 off Corkscrew Road, putting it in one of the most convenient corridors in Lee County.

The community was developed by U.S. Homes, with construction beginning in 1999 and completing around 2004. That means Stoneybrook is a fully built-out, mature neighborhood — no construction trucks, no half-finished phases, and no uncertainty about what your surroundings will look like in a few years. What you see is what you get, and what you get is a beautifully landscaped community with tree-lined streets, lake views, and golf course vistas around nearly every corner.

The community is governed by both a Homeowners Association (HOA) and a Community Development District (CDD), which was established in 1998 by the Lee County Board of Commissioners. The CDD handles infrastructure like roads, drainage, and common area maintenance, while the HOA manages community standards, amenities, and architectural review. Stoneybrook has a manned gatehouse providing 24/7 security and privacy.

Location — Why Stoneybrook’s Position in Estero Is Hard to Beat

Location is arguably Stoneybrook’s strongest selling point. Sitting directly off Corkscrew Road, just east of I-75, you’re positioned in the center of everything SWFL has to offer without being stuck in congestion.

Here’s what’s within minutes of the front gate:

    • Miromar Outlets — One of Southwest Florida’s premier shopping destinations with over 140 designer and brand-name stores. It’s essentially across the street.
    • Hertz Arena — Home to the Florida Everblades and a major concert and event venue.
    • Florida Gulf Coast University (FGCU) — Approximately 3 miles away. A growing public university known for The Water School, dedicated to water quality and environmental science. Professors and university staff are common residents in Stoneybrook.
    • Southwest Florida International Airport (RSW) — A quick 10-15 minute drive, making Stoneybrook incredibly appealing for seasonal residents and frequent travelers.
    • Coconut Point Mall — Additional upscale shopping and dining just a few minutes south.
    • Gulf Beaches — Bonita Beach and Fort Myers Beach are roughly 20 minutes away.
    • Koreshan State Park — A unique historical and recreational park just down the road.
    • Estero Community Park and Dog Park — About 4 miles from the community.
    • Publix, CVS, and 15+ restaurants — All within walking distance of the community entrance near the Miromar area.

For daily errands, medical appointments, dining, entertainment, and beach access, Stoneybrook’s location is genuinely hard to beat at its price point.

    Home Styles and What’s Available

Stoneybrook offers three distinct housing styles, which gives it a broader appeal than many single-product communities:

Condominiums — Starting around 1,160 square feet of living space with carport parking. These are popular with seasonal residents, snowbirds, and investors looking for rental income. Condos in Stoneybrook typically feature 2 bedrooms plus a den and 2 bathrooms, with golf course or lake views from screened balconies. Current condo pricing generally ranges from the mid-$200s to around $300,000.

Attached Villas — Starting around 1,300 square feet with an attached garage. Villas offer a great middle ground — more space and privacy than a condo with less maintenance than a single-family home. These usually feature 2 bedrooms plus a den and 2 bathrooms with open floor plans and lanai space. Villa pricing typically falls in the $300,000 to $400,000 range.

Single-Family Homes — Ranging from approximately 1,500 square feet up to over 4,100 square feet, with 3 to 5 bedrooms and 2 to 3.5 bathrooms. Many homes feature private pools, extended lanais, 2 to 3-car garages, and views of the golf course, lakes, or preserves. Single-family home pricing currently ranges from the low $400s to the mid-$700s, with some larger estate-style homes reaching higher.

All homes in Stoneybrook were built between 1999 and 2004, meaning they’re at the age where many have been tastefully updated by current or previous owners — newer roofs, impact windows, updated kitchens, modern flooring, and new HVAC systems are common across listings.

    Current Market Snapshot

As of mid-2026, here’s where the Stoneybrook market stands:

    • Median Home Price: Approximately $420,000 to $475,000 depending on the property type
    • Average Sale Price: Roughly $436,000 to $469,000
    • Price Range: Condos start in the mid-$200s, single-family homes list up to the mid-$700s
    • Average Days on Market: Approximately 103-108 days
    • 12-Month Trend: The median sale price has softened compared to the previous year, which is consistent with the broader Southwest Florida market correction after the post-pandemic surge. This actually creates opportunity for buyers who were priced out during the peak.
    • Homeownership Rate: 88% owner-occupied, 12% rental — this is a strong owner-occupied ratio that keeps property values stable and the community well-maintained.
    • Average Household Income: Approximately $131,092
    • Median Age of Residents: 46-48 years old
    • Total Population: Approximately 3,176 residents across 1,123 households

The Stoneybrook market appeals to a wide buyer pool — full-time families, retirees, seasonal residents, and investors. The combination of a gated golf community with relatively low HOA fees makes it one of the strongest value propositions in Estero.

The Golf Course — Stoneybrook Golf Club

The Stoneybrook Golf Club is an 18-hole, par-72, championship course stretching 7,353 yards. It was designed by Jed Azinger and Gordon G. Lewis, built in 1999 alongside the community.

Here are the key things to know:

It’s a public course, not a private club. This is a major differentiator. Unlike many golf communities in SWFL where you’re required to buy a membership (and pay $20,000-$75,000+ initiation fees), Stoneybrook’s course is open to the public. Residents can play as guests or purchase optional memberships at a fraction of what private clubs charge.

Membership options are flexible. The club offers various membership tiers — full golf privileges with unlimited access to the practice facility, weekday-only options, and pay-as-you-play rates for residents who golf occasionally.

The course itself is well-regarded. With seven sets of tees, it accommodates golfers of all skill levels. The layout winds through the community with water features, mature landscaping, and strategic bunkering. It carries a slope rating of 143 from the tips, so it offers a real challenge for competitive players.

On-site amenities include a driving range, pro shop, and clubhouse restaurant.

Resident pricing — Community residents get preferred rates, which is one of the perks of living inside the gates.

The fact that golf is optional — not mandatory — keeps HOA fees low and gives residents the flexibility to enjoy the views and lifestyle without being locked into a membership they don’t use.

Community Amenities — This Is Where Stoneybrook Punches Above Its Weight

For a community with relatively modest HOA fees, the amenity package at Stoneybrook is remarkably deep. Most communities offering this level of amenities charge significantly more.

    • Clubhouse and Community Center — The social hub of the neighborhood, hosting events and activities for residents of all ages. It includes meeting rooms and a kitchen for community gatherings.
    • Swimming Pools and Spa — Multiple pools are available, including a heated pool for year-round use. Well-maintained and a refreshing retreat during Florida’s warmer months.
    • Fitness Center — A fully equipped gym available to all residents.
    • Tennis Courts — Well-maintained courts that foster both competitive and casual play.
    • Pickleball Courts — One of the fastest-growing sports in SWFL, and Stoneybrook has dedicated courts for it.
    • Basketball Courts — Full courts available for residents.
    • Bocce Ball Courts — Popular with both seasonal and year-round residents.
    • In-Line Roller Hockey Rink — A unique amenity you won’t find in most communities.
    • Soccer and Baseball Fields — Great for families with kids who play organized sports.
    • Horseshoe Pits — A classic community amenity.
    • Volleyball Courts — Another option for active residents.
    • Playground and Tot Lot — Safe, well-maintained play areas for young children.
    • Walking and Biking Paths — Miles of paths wind through the community along the golf course and lakes.
    • Fishing Pier — Access to lakeside fishing within the community.
    • Library / Reading Room — A quiet space in the clubhouse for reading and relaxation.

The HOA fees at Stoneybrook are considered low for the level of amenities offered. Monthly fees generally range from approximately $180 to $300 depending on the specific sub-association (condo, villa, or single-family), and they include Xfinity cable and internet — a perk that most communities don’t include.

Schools — A Strong Draw for Families

Stoneybrook’s school situation is one of its biggest advantages for families with children. The community sits directly adjacent to Pinewoods Elementary School, meaning kids can practically walk to school.

Pinewoods Elementary (Grades K-5) — Located at 11900 Stoneybrook Golf Drive, literally at the edge of the community. Niche rates it an A-minus and it’s ranked as one of the top elementary schools in Lee County. In recent assessments, 71% of 3rd graders tested proficient or better in English Language Arts (compared to 48% districtwide and 57% statewide), and 81% were proficient in math (vs. 56% districtwide and 63% statewide). Those numbers are outstanding.

Three Oaks Middle School (Grades 6-8) — Located at 18500 Three Oaks Parkway, approximately 3.5 miles from the community. Rated B-plus by Niche and performs above average in math, science, and English.

Estero High School (Grades 9-12) — Located at 21900 River Ranch Road. Rated B by Niche. Estero also has numerous private schools and charter schools, and Florida’s open enrollment system allows middle and high school students to rank which schools they’d like to attend based on their attendance zone.

Florida Gulf Coast University — About 3 miles away for families with college-age students or for residents pursuing continuing education.

The proximity to Pinewoods Elementary alone makes Stoneybrook one of the most convenient communities in Estero for families with young children.

    HOA Rules and Community Standards

Stoneybrook’s HOA maintains the community at a high standard without being overly restrictive. Key regulations include:

    • Architectural Control — Any exterior modifications, including landscaping changes, must be approved by the Architectural Review Committee (ARC) to maintain the community’s aesthetic consistency.
    • Vehicle and Parking — Residents park in designated areas. Street parking is generally prohibited to maintain clear access and preserve the neighborhood’s appearance.
    • Pets — Pets must be leashed in common areas, and owners are responsible for cleanup.
    • Leasing and Rentals — There may be restrictions on short-term rentals. All tenants must follow the community’s rules. This is important for investors to verify before purchasing — check with the HOA directly for current rental restriction policies.
    • Golf Carts — Golf carts are welcome in the community, which is a nice lifestyle perk for getting around the neighborhood and to the clubhouse.

Who Lives in Stoneybrook? The Community Vibe

Stoneybrook has a genuine mix of residents, which gives it a balanced, welcoming feel that purely retirement-focused or purely family-focused communities sometimes lack.

    • Full-time families — Drawn by the schools, amenities, low fees, and gated security.
    • Retirees and seasonal residents — Attracted by the golf, warm weather, and active social calendar without the burden of mandatory club memberships.
    • Investors — The combination of strong rental demand (proximity to FGCU, RSW airport, and Miromar), low HOA fees, and solid property values makes Stoneybrook a smart rental play.
    • University-connected residents — Professors and staff from FGCU who want to live close to campus in a quality community.

The average household size is 3, and the community skews toward homeowners (88%) rather than renters (12%), which typically means better community involvement, maintenance standards, and property value stability.

Comparable Communities — How Does Stoneybrook Stack Up?

If you’re shopping communities in Estero, here’s how Stoneybrook compares to some of the nearby options:

    • Bella Terra — Newer construction (2006-2012), higher price points, no golf course. Better for buyers wanting newer builds.
    • Grandezza — Private golf club with significantly higher fees and initiation costs. More upscale but much more expensive to maintain.
    • Village Walk — Similar price range, bundled amenities, town-center feel. No golf course.
    • Shadow Wood — Luxury private golf community with much higher price points and mandatory memberships. Different buyer entirely.
    • Colonial Oaks — Similar vintage, lower price point, fewer amenities.

Stoneybrook’s sweet spot is the combination of golf course living, resort-level amenities, gated security, great schools, and low fees — that combination is genuinely difficult to find elsewhere in Estero at this price point.

    Investment Potential

For investors, Stoneybrook offers several advantages:

    • Strong rental demand — Proximity to FGCU (student and faculty housing), RSW airport (seasonal and travel nurse rentals), and Miromar/Hertz Arena (entertainment-driven short stays if HOA permits).
    • Low carrying costs — HOA fees that include cable and internet keep monthly overhead manageable.
    • Diverse product types — Condos for lower entry points and cash flow, single-family homes for appreciation and family rentals.
    • Stable neighborhood — The 88% owner-occupancy rate keeps the community well-maintained, which protects your investment.
    • Seasonal rental potential — Southwest Florida’s seasonal market (November through April) commands premium rental rates, and Stoneybrook’s golf, gated security, and location are exactly what seasonal renters want.

Always verify current HOA rental restrictions before purchasing for investment purposes. Rules around minimum lease terms and rental frequency can vary by sub-association.

    The Bottom Line

Stoneybrook in Estero is one of those communities that delivers significantly more than its price tag suggests. A gated, golf course community with a championship 18-hole course, resort-style amenities, top-rated schools next door, and HOA fees that include cable and internet — all within minutes of I-75, the airport, beaches, and some of the best shopping and dining in Southwest Florida.

Whether you’re raising a family, enjoying retirement, investing for cash flow, or buying a seasonal retreat, Stoneybrook checks a lot of boxes.

If you’re considering buying or selling in Stoneybrook — or anywhere in Estero and Southwest Florida — I’d love to help. As a broker-owner who also invests in real estate, I bring a level of market knowledge and deal analysis that goes beyond a typical listing presentation.
