Overview

The next chapter of Corkscrew Road

Kingston is a master-planned community from Cameratta Companies, the developer behind Verdana Village and The Place at Corkscrew. It sits roughly 10 miles east of I-75 along Corkscrew Road and spans about 7,600 acres, with more than 3,750 acres set aside for preserve and wildlife habitat.

At full build-out, Kingston is approved for up to 10,000 residences plus commercial space for shopping and dining, and a new school is planned. The first phase, Kingston South, is planned for about 3,625 homes, and Taylor Morrison is building the adjacent Esplanade at Kingston.

Model homes from Lennar, Pulte Homes, and Neal Communities opened to the public in October 2026, with homes starting in the $330s. Early phases are when buyers get the best lot selection, so timing matters here.

Why buyers are watching Kingston

01

Multiple builders, one community

Lennar, Pulte, Neal Communities, Taylor Morrison, and Kolter give you real choice in floor plans, finishes, and price points without leaving the community.

02

A 30-acre amenity campus

Plans include a resort-style pool with a waterfall grotto and slides, a social venue called The Saloon, and an indoor sports complex.

03

Thousands of acres of preserve

More than 3,750 acres stay natural, so the community is built around open space instead of wall-to-wall rooftops.

04

Early-phase pricing

The first releases are typically priced to sell. Later phases usually cost more once amenities are finished.

05

Built for every stage of life

Single-family homes and villas across Executive, Manor, and Estate collections, from first homes to multigenerational layouts.

06

Free representation

On new construction the builder pays the buyer’s agent. Having your own agent costs you nothing and protects you in the contract.

Schools

Schools near Kingston

Kingston is served by the School District of Lee County, which assigns students through a school choice zone system. Public schools the Village of Estero lists for the area include:

  • Pinewoods Elementary (K–5), on Stoneybrook Golf Drive
  • Three Oaks Middle (6–8), on Three Oaks Parkway
  • Estero High (9–12), on River Ranch Road

Assignments depend on your exact address and can change from year to year, so confirm the schools for a specific home with the district at 239-334-1102 before you buy. The district has approved early funding for a new elementary school and a new middle school to serve the Estero area, with sites and opening dates still to be announced. Kingston’s master plan also includes a planned on-site school.

Florida Gulf Coast University sits on Estero’s northern edge, which is a big draw for faculty, staff and families with college-age kids.
