What makes a Florida payment different
Insurance
Homeowners insurance is often the biggest surprise for buyers from up north. Newer homes with impact windows and a newer roof usually get much better rates. Get a quote before you write an offer.
Flood insurance
If the home is in a high-risk flood zone and you have a mortgage, the lender will require flood insurance. Many newer communities east of I-75 are in lower-risk zones, but always check.
HOA and CDD fees
Most Estero communities have an HOA, and many newer ones also have a CDD (community development district) fee that shows up on your tax bill. Some include golf, cable, internet or lawn care, so compare what you get.
Property taxes and homestead
Taxes on a purchase are based on the new price. If it is your primary home, file for homestead to get up to $50,000 off the assessed value and a 3% cap on yearly assessed-value increases.
Mortgage questions
How much house can I afford in Southwest Florida?
A common guideline is to keep your total housing payment, including taxes, insurance and HOA, under about 28% of gross monthly income, and all debts under about 36%. Use the affordability tab above, then get pre-approved with a lender for your real number.
What property tax rate should I use in Lee County?
For a new purchase, about 1.4% to 2% of the price is a reasonable estimate depending on the community and any CDD. With homestead, your effective rate is lower.
Do I need flood insurance in Estero?
Only if the home is in a high-risk flood zone and you have a mortgage, but many owners buy it anyway. Check the flood zone and get a quote before you make an offer.
