Snapshot compiled from builder websites in October 2026. Incentives change week to week, often require the builder’s lender or a set closing date, and homes sell. Confirm everything with John before you visit.
The best incentive is not always the biggest number.
A $30,000 closing-cost credit can be worth less than a rate buydown, depending on how long you will own the home. John compares them for you, line by line.

New construction incentive questions
What incentives do builders offer in Estero?
Common incentives include mortgage rate buydowns, closing cost credits, design studio credits and reduced pricing on quick move-in homes. Many require using the builder’s preferred lender or closing by a set date.
Do I need an agent for new construction?
You are not required to have one, but most builders only allow an agent if the agent registers you on your first visit. Builder sales reps represent the builder.
Can I negotiate with a builder?
Often, yes, especially on quick move-in homes and near quarter-end. The leverage is usually in incentives and upgrades rather than the base price.
How builder incentives work
Builders offer incentives to move inventory, especially quick move-in homes. Common incentives include mortgage rate buydowns through the builder’s lender, closing cost credits and price reductions. Incentives change often, so the best deal this month may be gone next month.
Bring your own agent on your first visit. The builder’s sales team works for the builder, and your agent is usually paid by the builder at no cost to you.
