Part 2

How fees really work

The price is only part of your monthly cost. Before you compare two communities, add these up.

  • HOA fees cover the gate, common areas and amenities. Some communities have a master association plus a neighborhood association.
  • CDD assessments are a special district charge on your property tax bill that pays for roads, utilities and infrastructure. Ask the amount and the payoff option.
  • Club or amenity fees may be required, optional, or bundled in.
  • Insurance depends on the home and its age. New construction usually gets the best rates. Get a quote before you sign.
  • Property taxes in Florida reset to the new purchase price, and the homestead exemption helps if it is your primary home.
Part 3

7 mistakes that cost buyers thousands

Mistake 1

Walking into a sales center alone

Most builders require your agent to be with you on your first visit. Register on your own and you usually cannot add representation later. The sales rep works for the builder.

Mistake 2

Skipping inspections because it is new

Get a pre-drywall inspection and a final inspection before your walkthrough. New homes have punch-list items too, and the builder fixes what is documented.

Mistake 3

Not comparing incentives

Builders often tie incentives to their preferred lender or a closing date. Compare the true cost, including rate, closing costs and upgrades, not just the headline number.

Mistake 4

Ignoring the CDD

Many new communities have a Community Development District assessment on the property tax bill that pays for infrastructure. Ask the amount, how long it lasts, and whether it can be paid off.

Mistake 5

Overspending at the design center

Upgrades are priced at retail and rolled into your loan. Focus on things that are hard to change later, like structural options, ceiling heights and outlets.

Mistake 6

Paying a lot premium you will not get back

Water, preserve and corner lots cost more up front. Some hold value well, some do not. Ask how premiums compare to resale in the same community.

Mistake 7

Signing the builder contract unreviewed

Builder contracts are written for the builder. Know your deposit terms, completion timeline, and what happens if construction is delayed.
