A buyer-leaning market, with real opportunity on both sides.
Prices across most of Southwest Florida are flat to slightly down from last year, and homes are taking about two months to go under contract. Sellers in Estero are closing at roughly 93% of their original list price, which tells you pricing right on day one matters more than ever.
Inventory is high. In August 2026 there were more than 6,000 single-family homes under $1M for sale in Lee County alone, sitting an average of about four months.
If you are buying
You have leverage. Ask for closing costs, rate buydowns, and repairs, especially on homes that have sat 60+ days. Ask new-construction builders on Corkscrew Road what incentives they are offering, too.
If you are selling
Price to the market, not last year’s peak. Homes that launch at the right price with great photos still sell. Overpriced homes sit, then sell for less after cuts.
